We were on the 53rd floor which had amazing views. We arrived at midday with a tired toddler and to our delight, the room was ready for us, even the cot and highchair was already set up in the room. The pool was fantastic - there is a 75cm deep section which kept our 6yo entertained and the sauna was nice. Great blockout curtains and a quiet room so we all slept solidly.

The lifts are a little slow and there is some visible wear and tear on the property. Some more towels would have been nice but we grabbed some from reception. They should also have some towels available at the pool.

Room was spacious and came equipped with washing machine and dryer. Beds were huge. In addition to the bathroom, was pleasantly surprise by another ensuite bathroom! There were 2 hairdryers as well. Shower had good pressure and the heating was fast. Liked that disposable slippers are available.

Apartment was dusty and felt that overall the cleanliness could be better. Toilet cannot be flushed with the lid up. You have to fiddle with two knobs to adjust the temperature for the sink. Wifi had a limit of 1Gb per day and was extremely slow. One of the room did not have an aircon unit.

Gorgeously comfortable bed, new washer and dryer, the views, sparkling clean bathroom and kitchen, beautiful linen and towels, good heating, good assortment of kitchenware and consumables, excellent reception service, lifts work well, fabulous location.

My suite had damaged flooring in the kitchen area, and the suite is set up for four, but has soft seating for only two. Would have liked a single dishwasher tab and a kitchen wash cloth. I found my own parking because the station with which your property has an arrangement was blocked off due to roadworks. Would have liked an unpacking bay for the car.

I really enjoyed visiting the property—it offers a great blend of modern design, functionality, and thoughtful amenities. From the moment you walk in, you’re welcomed by a clean, open layout that feels both spacious and inviting. One of the standout features is the skydeck. The views from the top are absolutely stunning—panoramic cityscapes that stretch all the way to the horizon. Whether you’re watching the sunset or enjoying a quiet morning coffee, the skydeck creates a unique sense of peace above the bustle of the city. It’s a true highlight that sets this property apart.

Hotel is in a great location. Super close to everything, we walked each day of our stay to shops, cafes and restaurants. Room was quiet and comfortable. Small things that could have made the stay even better - extra blankets for the bed, there were only 4 coat hangers in total, additional towels for the pool would have been great. Whilst the apartment was clean people, perhaps permanent residents(?) left bags of rubbish each day out by the lift which accumulated and was a bit yucky. And on the top shelf of the wardrobe were some dirty sheets that had obviously been missed from previous guests.

The accommodation exceeded expectations. It was clean and the views of the city were amazing. We were upgraded from a one - to a two bed apartment, which was great. The beds were comfortable. The air con was efficient. It was very quiet considering that we were in a city. We enjoyed using the pool, sauna, and table tennis. Very close to the free trams. There are lots of local places to eat. The staff were polite, friendly, and professional. We were able to store our luggage for a while after check out, which was helpful.

Could have done with some baking trays to use to heat up food in the oven.

I stayed at Avani Melbourne Central Residences from 6–8 July and was overly happy with my stay. The apartment was modern, spacious and spotless, with comfortable beds and a fully equipped kitchen. Staff were friendly and accommodating, and the location was unbeatable — right in the heart of Melbourne with easy access to public transport, dining, and shopping. The facilities like the pool and gym were excellent. Overall it exceeded my expectations; I highly recommend it.

The location was highly impressive, offering a convenient and appealing setting. The room was both functional and comfortable, ensuring a pleasant stay. Additionally, the facilities were of a high standard. Overall, the experience was excellent.

The front desk staff at the arrival could improve their approach by refraining from requesting an additional $50 for a room upgrade. After I declined the offer, I was informed that the upgrade was complimentary. Furthermore, as I had booked my stay through Booking.com, which included a complimentary room upgrade, the handling of this situation was not satisfactory and left a poor impression.

We loved everything! Location - 1000 out of 100 (5 minutes walk from Melbourne Central). Staff - amazing and helpful. Pool was really nice, as well as the sauna and table tennis and pool table. Super comfortable beds and amazing view of the city. We stayed in one-bedroom apartment, and it was rather spacious and clean. Will 100% be back later this year.

There is no parking in the building, but we got given 25% discount for the parking across the alley (1min walk). Other than that - nothing to complain about.

Great Location. So close to all the restaurants and Melbourne Central Shopping is less than 5 mins walk away. The staff were friendly and helpful. We had a couple of issues at the start but were fixed pretty quickly. The pool area is great. The kids absolutely loved it. Washing machine and dryer is super convenient. I would recommend this place for a family of 4 or 5 in a 2 bedroom but highly recommend going for the bigger 2 bedroom option.
