The place itself was in a nice location and even though it's only a walk away from the city it was quiet and peaceful. The place was nice and clean though it does show signs of wear it adds to the character of the place. The selection of breakfast was great and you had plenty to choose from and the best thing for me was that it was close to the John Cain arena which meant I could go there for the concert I went there to see. The place is great and even though I have a few issues I could see myself staying here again

When I showed up at the place I went in but there was no one at the desk, I tried calling the number but the phone was offline, eventually someone showed up after 3 minutes, another thing is that unfortunately outside of breakfast you have to buy water from the reception if you need a drink, I kind of wish there was some sort of drinking tap nearby especially on hot days.

The location and price are excellent. The fact that we could park our car there for free was a great advantage. Cooked breakfast was a bonus. We had stayed there before so we were aware that it was not a five-star hotel. We really only needed it to sleep in overnight as we had a busy schedule. The staff were friendly and very accommodating.

We had room 26, right down the back on the second level. This appeared to be good as we would not hear any traffic noise. Unfortunately we could hear the noise of the train as it changed direction directly behind us. Next time we will ask for a room away from this area

The property has a classic style and the room that I stayed in which had a double sized bed was neat, spacious and was very comfortable. It’s old and ain’t modern at all compared to the ones you typically see in hostels and other B&B, but this place is great for its price and location. The breakfast is wonderful as well considering the price you pay for your stay. Location is very accessible to CBD and transportation ain’t a problem when you want to explore Melbourne. Highly recommended!

Staff was really nice, the breakfast was quite ok with freshly prepared eggs, yogurt and toasts (but always the same, as I stayed there for almost one week I was tired of it). The room was decent, the historical building was beautiful. There was tea and a kettle in the room

The rooms are not cleaned during the stay, the toilet paper, shower gel, etc were not refilled, which again, for one week long is not optimal. I would have given a 10 honestly, if it was not so cold in the bathroom (no window glass, just some piece of plastic and clearly no heating) and in the breakfast room (if I was lucky to get the table with the heater it was bearable).

Good price, lovely breakfast, staff always helpful. Location very convenient for public transport & lots of varied restaurants.

Mattress a tad hard for my taste. Ensuite excellent, but needed a few dabs of paint & rust painted over. Needed to unplug another appliance in order to power microwave. The view was of 1 dying plant. Couldn't work out how to lock window. No cleaning for duration of rental. Gardens a little run down in general.

Breakfast was fantastic, my son loved the pancakes and the bacon!!! A filter coffee machine would be better than the instant coffee served. This is the coffee capital of Australia. the manager was really nice and friendly and helped us with the car parking.

I would have preferred a ground floor room with an ensuite that I thought I requested. The stairs were not good for my knees and my son's balance. The window ledge in our bedroom needed to be wiped down.

Breakfast had several options, hot and cold, tea, coffee, juices. Yoghurt and fruit, toast, raisin toast, sausages, beans, bacon, eggs and pancakes. Location was within walking distance to eateries, shops, tram and train services. Lovely shady and pretty area. Owners were very friendly and accommodating, approachable and helpful. Rooms are clean and comfortable, ours had adjoining ensuite. Televisions are in the rooms and wardrobe, mirrors etc.

Would have been nice to have enough room for table and chairs rather than the lift out table. Water sometimes goes cold or hot all of a sudden.

This is a budget hotel - do not book if you are expecting fancy decor. It is a quirky old building, however it was clean, bed was comfortable, bathroom adequate, aircon worked well, breakfast was ample and included in cost. (cereals, toasts, fruit, eggs, bacon, sausage, tea, coffee, juice) Staff friendly, snagged free parking and location is great- bus, tram, train nearby. We will stay here again.

Our bedroom door was a little hard to pull shut, needed to use key, a few cobwebs near ceiling, all minor items.

Great location Had tram access within 6 mins walk to travel to CBD ,Docklands, Punt Road and Swan Street or you could walk 20 mins via Treasury & Fitzroy Gardens to CBD Had a small strip of shops 6 mins walk to Wellington Pde with Italian (Geppetos was Excellent)Indian, Japanese and Laurent Cafe (expensive But the Speciality Cakes with excellent coffee “to die for”

Excellent location, very close to the MCG, great place to stay if your going to the night games, Tony the host couldn't be any more helpful, whether it be the reception manger or head chef, he can do it all. Breakfast was a real treat, which included bacon, eggs, sausages and beans also must have are the delicious pikelets.

Nothing really, just a quaint old building, in time there will be a few upgrades, but hey, give them a go.
