Returning to Florence after 12 years, we discovered this exceptional family-run hotel that exceeded all expectations. From the detailed pre-arrival instructions to the warm farewell, every aspect of our stay was memorable. The hotel takes security seriously with a four-key system to access the rooms. Our spacious accommodation came with thoughtful touches including a welcome bottle of wine and daily refreshed snacks. Alex, the owner's son, was the perfect host. His restaurant recommendations were spot-on – leading us to authentic, reasonably priced local establishments and a fantastic gelateria. Each suggestion proved to be a culinary delight without breaking the bank. What truly sets this hotel apart is its personal touch. On our final evening, Alex even called his father (the hotel owner) to say goodbye to us. This gesture perfectly exemplified how they treat guests like family rather than customers. With its blend of professional service, genuine warmth, and excellent amenities, this hotel offers everything you need for a perfect Florence stay. We left feeling like part of their extended family and will definitely return. Verdict: Highly recommended for travelers seeking authentic Florentine hospitality with a personal touch. A perfect example of why family-run hotels often provide the most memorable stays in Italy.

What a unique apartment. It has a stand-alone bedroom that you walk into from the entrance with a queen-sized bed, and it has a very large adjacent sitting room (separated by glass doors from the bedroom) with two queen-sized sofas that pull out into beds. Our family of 4 was very comfortable. There was also a nice outdoor deck off the living space with table & chairs to enjoy a late-night glass of wine or early morning coffee. The most unique part of the place was the ceilings - they are painted with beautiful motifs! Luciano & his wife were wonderful & very helpful hosts. We thoroughly enjoyed our time at this property. I highly recommend.

Great location, so close to station. Lots of restaurants nearby, short walk to many piazza’s and the duomo and the river so close. The bed was amazing. Luciano greeted us personally, assisted with our heavy luggage, showed us how to navigate the entrances (there are a few doors), gave us a map with attractions pointed out, offered to make us dinner reservations and gave us some great restaurant suggestions - wow he was fantastic! The bathroom was lovely, the room was spacious and big, and can’t go wrong with complimentary bottle of wine. Special mention to the water dispenser in the hallway, this may not seem that big but having clean fresh water available all the time really was fantastic.

The location which is close to the major sites, the room itself which is spacious, the amenities, and it is rich in history, and most of all, Luciano ,the host, who has been very warm, helpful, and has given us a short important history of the building itself.

We stayed in the beautiful Carolina suite with plenty of room and a balcony. Frescoes on the ceiling contributed to the charm of this 15th century building. Our hosts were Luciano and Susan and they were wonderful. The location is walking distance to the train and bus station as well as many of the wonderful museums. Coffee and pastries are provided in the room each morning.

It can be a little confusing to locate the property and to get in. Having said that, Luciano met us down stairs at the front door and escorted us in and provided excellent instructions on how to manage the 3 doors to unlock to get to our room as well as how to operate the lift. The pillows and bedding was vey comfortable.

Luciano and his wife are very warm to their guests He suggests good place to eat and tourist spots to visit. It has a lift for the luggage. He's generous too for the free wine and water dispenser(outside rooms), snacks (bread, coffee &tea). The place is clean, good wifi and of course AC (it's a must for the summer heat). Very good location- near Santa Maria Novella Station, a lot of places to eat around. What I love the most is the oldest pharmacy in the world just in front of the building- Farmaceutica di Santa Maria Novella.

Location is amazing with easy access to everything in Florence and train station.

It’s an older building so many doors to go through with different keys. The room also has to be locked by a key from inside. Nothing bad, just a fact for people’s reference.

Excellent location, great people. They cleaned the room during the day. Very spacious room. Walk everywhere. Nice stay overall.

The elevator was complicated, small and very slow. Too many keys to enter the room. Ac takes time to cool, but then works ok

Luciano and wife were extremely helpful. they know the area and the best places to eat. the room was great. Large, spacious and comfortable. Great shower. The location is central to everything you would want to do in Florence.

The entry is way to dismal and dark. Needs to be lightened up. Getting into the room is a bit of a maze, but it results in a more secure setting. this is a great place for budget minded stay in Florence.

Great location - near station and close to shops and restaurants and for site seeing. Big clean room comfy bed. Very helpful host - especially for restaurant suggestions. Nice room additions - toiletries, bottle of chianti, breakfast items.

Not much. Unclear what/where the shared lounge is? Is this the settees in the hall area? A lot of locked doors (4!) to get through to get to bedroom. Not that while pictures show a bath foremost the room may have a shower.
