A Hidden Gem in the Heart of Venice – Unforgettable Stay! I had a truly wonderful experience at B&B Exclusive in the San Polo district of Venice. From the moment I arrived, the hospitality was exceptional. The hosts went above and beyond to accommodate my early check-in, which made all the difference after a long journey—so thoughtful and appreciated! The location couldn’t be more perfect: just a short walk from the train station, close to the bus terminal, and steps from the vaporetto stop. Everything in Venice felt at my fingertips. It’s also surrounded by fantastic restaurants and charming local spots, yet the B&B remains a peaceful and quiet retreat. The room was spotlessly clean, beautifully furnished, and full of character—just what you hope for in a Venetian stay. I loved the authentic charm combined with modern comforts. The hosts were always available, incredibly helpful with local tips, and genuinely warm and welcoming. If you’re looking for a place with heart, convenience, and authentic Venetian flair, B&B Exclusive in San Polo is it. I can’t wait to return!

Lady at the property was very kind to give us the key earlier for check-in and we also could leave the luggage until later time after check-out. It was very helpful. The location is fantastic, it's in Venice close to the center. Room and bathroom were clean and cozy.

There were two little details: Suprising was that kitchen was locked, and we had to take the water for tea and coffee in the bathroom. Then, there were also other rooms, there was someone in one of them as in an AirBNB which was unexpected, we didn't know in advance.

My room was awesome for a solo traveler, it had a single bed. The location was great as it was close to both the main train and bus stations as well as being accessible to the other neighborhoods of Venice. Make sure you communicate with the manager ahead of time as I didn't and it was somewhat challenging getting into the building. Service was great though, love the espresso that is provided to you.

I had a shared bathroom, which really wasn't a problem. The space is pretty small with not a ton of rooms so you're not sharing the bathroom with a ton of people. The air conditioning unit is small but it does a decent job at keeping the room cool.

Room was hot and air conditioner was not effective and no remote so we could not adjust it. Very uncomfortable at night. The late check in charge was a worry as we were going to be 30 mins before the late check in but our train was delayed. Ran from train to accom to get there so we didnt get charged. Just something to be aware off. Several flights of stairs but that wasnt a problem for us.

Good distance from train station and the centre. Really lovely host. Clean bedroom. Saw some reviews about her not being anklet to speak English but as long as you make an effort, it goes a long way. Shared a bathroom but this is clearly stated in the listing.

Unfortunately the ‘sink’ area of the kitchen was closed at night so we couldn’t access the water for washing up or drinking, however the host kindly did our washing up for us & the bathrooms are open all night.

We were able to walk to our accommodation from the train station in under 15 min. and it was an easy walking distance to the Rialto Bridge area. The charming gentleman who handled the booking met us on-site and gave us lots of useful sightseeing information, allowed us to store our bags before check-in and answered all of our queries during our stay. There are 2 shared bathrooms and there was never a problem with availability.

The eating area had a table top (with a coffee machine, kettle and microwave on it), but there was limited seating and no plates or cutlery that we could see.

Upon arrival it was discovered we had been graciously upgraded to the next room size up which was a most welcome surprise! While there are shared bathrooms (1 bathroom for a max of 5 or 6 people at full capacity; 2 bathrooms total), we did not run into any issues with this or have any crossovers with the other guests. The owner is very helpful with city recommendations and tips on what to see and avoid.

The location of the property is fantastic! Situated close to the train station, we found it incredibly convenient upon our arrival in Venice. Additionally, there is a supermarket and numerous cafes nearby, enhancing the overall convenience of the area. Being centrally located in Venice allowed us to explore all the main attractions on foot. The apartment itself comfortably accommodated our family of four for our short stay. The landlord was exceptionally hospitable, offering valuable information about the neighborhood and insightful tourist tips.

We overlooked the fact that this is not a standalone apartment, as other rooms are rented out to different guests. Surprisingly, this wasn't an issue for us, as the other guests we encountered were delightful, and our interactions were limited to a few evening encounters. However, if you're traveling with children and prefer to cook your meals, this apartment may not be ideal since it lacks a kitchen. Nonetheless, there are dishes, utensils, an electric kettle, and a microwave provided for those who wish to enjoy their own meals.

The lady was very nice and very helpful The apartment was antique. You can smell the old days in their corners and imagine that there was a happy life in this place. I like the 2 capsules of espresso every day.

The pillow was small and not comfortable There was no kitchen. The bathroom is a little bit old and not working properly. In addition, there is no bathroom exhaust fan

Bathroom was big, the room was with an old time feel, but in a good way. The owner gave us some advice on where to eat and where to find a cheap supermarket, which was very kind. We had our own little fridge, which was convenient. There were also a few books with tourist information in the hallway, which was helpful.

We couldn't use the air conditioner. We asked for the remote and we were informed it was supposed to automatically start when the temperature is above 25°C. It was hotter then that according to the weather forecast, but the AC did not turn on. That was a problem, because the mosquito net was torn. Also the first night we had a microwave, but then the next day it disappeared. There was a problem with the electricity and I don't know if that is way it was taken away, but it would have been nice for someone to text us, because we bought food we couldn't eat. Otherwise very nice stay and the neighborhood is charming.
