There are so many things to love about Susan's Villa. Close to the Falls and the bustling centre of Niagara, yet in a peaceful and very pretty sidestreet it is a wonderful place in which to relax and unwind after a busy day sightseeing. Alice and Jacky are exceptional hosts, such lovely people, who went out of their way to make sure our stay was as perfect as possible. Our accommodation was extremely comfortable, with a separate bedroom, bathroom, and seating area complete with fridge and microwave. Immaculately clean, and providing all the little touches that made it almost home from home, we especially loved the delicious breakfasts every morning and the pretty shaded garden we sat in during the afternoon heat. Ample parking for our car meant we didn't have to worry about finding a paid spot in town. Honestly, one of the best b and b we have ever stayed in !! Highly, highly recommended !!

Alice and Jacky, the dynamic duo behind Susan’s Villa, turned our stay into a delightful adventure. Before we even set foot on the property, Alice had us prepped with all the check-in intel—self-check-in passcode, parking details, and the lowdown on local hotspots near the Falls. Upon arrival, she greeted us with a warmth that could melt the Niagara ice: after learning our plans to brave Clifton Hill in the rain, she handed us umbrellas like a weather-ready fairy godmother. Our room? Spotless and stocked with all the essentials, making it feel like a home away from home. Each morning, Jacky whipped up breakfasts so delicious they could make a morning person out of anyone. Their thoughtful touches and genuine care added a sprinkle of magic to our stay. The location was the cherry on top. Nestled in a peaceful neighborhood, we could spot the SkyWheel right from the driveway—a constant reminder of the fun just minutes away. It only took us 10 minutes to walk to Clifton Hill, and vice versa. This meant we dodged the parking circus and traffic jams, giving us more time to enjoy the attractions.

I loved the owners Jackie and Alice. We arrived quite late (11PM) and they still waited up for us to come and show us how to unlock and lock the door. The doors are all locked from the inside and we didn't have to walk through the house to get to our room, we could access it from outside. Our room was very large and blew us away for the price. We had a fantastic stay as we were only in Niagara Falls for one night. We were in walking distance of Clinton Hill and everything else. We did the Sky needle sightseeing thing which we walked to from our place. We also had the most amazing fish and chips a ten minute walk away at Nicos the next day. Free parking was also the biggest plus and saved us so much from any hotel in the area.

I read about hotcakes during breakfast and there weren't any but my boyfriend and I aren't very hungry people in the morning so we took the apple danishes to go. The neighborhood seemed dodgy at night but during the day was quite nice and just far enough from the lights and craziness of Clinton Hill that it was perfect.

It was very clean we had everything we needed . The location was great away from the congestion area yet close to everything. Breakfast was very good Alice and Jacky are very pleasant. Our room was very nice the sheets were so soft. There was bottled water as well as a hot water pot for coffee or tea in your room with creamer and sugar . The refrigerator was a plus and the water pressure was wonderful and plenty of hot water. We didn’t hear the other guests the walls are thick the deck and back yard were nice . We enjoyed the swing in the yard it very well landscaped .

The Villa is a lovely home, ran by an even lovely couple, Alice and Jacky. They know how to go above and beyond with you. A place that combines a very personal experience with the feeling of belonging. At walking distance from the Rainbow Bridge, the beautiful Horseshoe section of Niagara Falls, and the touristic section of Niagara Falls city, their convenient location offers the peace and quietness needed for a real getaway from the busy and noisy days, for a true relaxing vacation. About 30 miles of Niagara on the Lake and all of the great things this neighborhood town has to offer, the scenic drive by the Niagara river will put a smile at your face. I cannot be happier with my stay, and I cannot praise enough this location. Absolutely coming back to the Susan’s Villa next time I’m in town! ❤️

Everything was perfect for what we were looking for, especially the breakfast, which Alice (owner) and her husband cooked to perfection every day. The owner is just the sweetest person. They were so accommodating, kind, and friendly. We recommend this as a place for anyone to stay and relax when needed or take a walk to everything Niagra Falls has to offer, which is less than 10 minutes away. There were no worries of driving, parking, etc. Then later at night and in the mornings, the area is soooo quiet and SAFE! We would stay here again!

Susan's Villa was great. Super clean, quiet, roomy and walking distance from the falls. The homemade breakfast was delicious both mornings. Protein, fruit and carbs each morning. Perfectly balanced and delicious. We had an upstairs room and the deck was very nice. We sat at the table on the cooler evenings and played cards and sat in the morning with our tea. I took a picture of the back yard because I thought it was so beautiful. The hosts were visible and accommodating but I didn't feel like I was being watched. I would go back.

Cute little place. Renovated home in adorable neighborhood, so it's very quiet, none of the big hotel hustle and bustle. Despite that, less than 10 minute drive around to the falls, casinos, or tower. Or 30 min walk if you are feeling ambitions. Park at the Tower parking lot, it’s only $5 Canadian but some stairs are involved since it’s uphill; unlike us who paid $36 @ Table Rock Center or $24/hr in front of the Police station. Oops. Very friendly couple running the place. Accommodating and helpful like we were family staying with them, which is saying a lot, since we aren't the easiest guests. Not messy, but we ask a lot of questions. Super cute breakfast, homemade, just for you, and served with love.

I couldn't have picked a better place to stay! Every time I sent a message I almost instantly got responses! What I also like is it didnt feel like I was talking to a robot like it sometimes feels like at big hotel chains, it felt like it was a person I was talking to and I appreciate that. It was very clean, my mom was initially thinking there might be smell since there's carpet but there was none when I was there in either of the rooms. Alice and Jacky were lovely and so accommodating and helpful! I don't drive and I mentioned needing to do some laundry and go to do some shopping, on his days off Jacky was able to assist me by giving me a ride and I appreciate it so much! It made things less stressful for me. Breakfast was always delicious and if I had any preferences or wishes they would always accommodate when possible. The breakfast has it's staples like there's always toast, some version of egg, some fruit, cold cuts, potato and something sweet like pastry for example. The type of them might vary, and it makes a nice change between days. The bed was very comfortable, I actually stayed in both the No Name (2 nights) and the Domino (13 nights) and both were comfortable. I liked that it was close to Clifton Hill but still in a residential, beautiful and calm neighborhood. It felt like home very quickly. If I ever go again to Niagara I'll be sure to check if there's an availability at Susan's Villa and my parents are also excited to stay there now.

There was nothing I didn't like! Everything was perfect. What I always do though wherever I go is bring my own pillow, music or something for when I need to block out sounds since I'm neurodivergent and sometimes sounds that don't bother others might be something for me to prepare for so I always bring a headset, my bluetooth sound sleep mask and my memory foam pillow hehe :) I didn't always have to use them but sometimes I felt glad I had them with me. <3

Everything from the fact that you have free parking, how clean it was, how private, breakfast, location, other guests and how amazing the hosts were, everything was phenomenal. Even though this is Canada, I was concerned about how gay friendly some B&Bs were. This one responded immediately to my questions and they even gave us some complimentary ice wine for our wedding anniversary! My wife and I felt extremely welcomed and we have nothing but good things to say about this stay. They provide you with suggestions about where to go and activities around the area. Location is pretty unbeatable, I included a picture of how close you are from the strip. Their house rules are super easy to follow if you are not into partying the whole night, honestly if you want to spend some peaceful days sightseeing, this is an amazing place to stay in.
