Fabulous old property. Amazing decor and amazing high ceilings and period features. All very tastefully done, clean and warm, definitely not old, cold and musty at all. The staff were all very friendly too We were upgraded to a larger room which was very nice. The bathroom had been refitted and looked brand new, with a great shower. The bed was comfortable and WiFi good. The location was very great too, just outside the city and just a 20 mins walk to the castle, either through Bute Park or along the main road. Fee on site parking or free on street parking. Breakfast was great, a choice of cooked breakfasts, plus toast, cereals and fresh fruit.

Not a lot, if I am being really picky the age of the property allows noise to carry, but it's really not a problem.

The room we had although clean and comfortable did not match the king room I booked on booking.com. The bathroom was dated. I looked up the hotel website and they ask you to book direct and not through a 3rd party. I get this but, if the hotel owners don’t like this platform then they shouldn’t use it. I feel like we were given a room based on our use of this platform. As a frequent traveller and staying in the UK for 2 months on this trip - a platform like this is very convenient and I shouldn’t be penalised for using it Having said all that I didn’t raise this with the owner at the time as we really did enjoy our stay and chose to make the best of the room we were allocated

The hotel is situated just outside the busy part of the limits but within walking distance of the main shopping and entertainment areas and venues. Clean rooms and hotel and the staff was very polite. Good parking available on site if you bring a car. The rooms are very clean and with added clean bathrooms. The breakfast room can be busy but you are asked to book a time for breakfast which is served fresh to order. You are able to have as much breakfast as you can manage. This is a nice huge Victorian private House/Hotel. The staff are accommodating and polite. A very nice place to staff.

The room was exceptional, large, quiet best bed yet on our trip and the shower was fabulous. The building was beautiful, full of elegant character. The breakfasts were very good. The location was perfect. Staff was very helpful and helped us book dinner at the Italian restaurant a short walk from the hotel. The restaurant 'Elgano' was one of the best restaurant we have ever eaten at.

Nothing, the stay was perfect!

Loved that 2 bus stops were within easy 5 min walk! Easy to get to city center. Breakfast that came with room was generous and delicious. We were able to store our luggage behind desk after checking out, so we could tour the city, which was lovely! We also received an unexpected upgrade to our room, so that was a lovely surprise!

Honestly, no major complaints! As someone who is picky about coffee, I would warn others like me that the coffee *tasted* like instant, so maybe just go for the tea, as I would next time. But no biggie, and everything else was delicious!

The food was great on both days. The staff was great the first morning but one member was ignorant the second morning.

On the second morning one member of staff was disrespectful when bringing my cooked breakfast. I hadn't finished my cereal when my cooked breakfast was brought and when I said I'd not finished she stood there till I let her put it down. She walked away and then came back and said "would you like it under the grill till you're ready". If she'd suggested that first instead of standing over me till I moved my bowl I would be fine. Her attitude makes me not want to return!

Quaint and well situated. Charming and clean. Staff was friendly and kind. Near good food (loved the Italian restaurant just five mi Ute walk away)

A couple things to note - they weren’t really problems for us as much as information to note for those it could be a problem for. We happened to have a warm spell during our visit. There is no AC and it was very very warm on the third floor. Ground floor rooms were probably much more comfortable. Also, no elevators. Lots of narrow staircases to climb. Again, not a problem for us, but could be an issue for others. I

The room was perfect, with a lovely bathroom and facilities including a hair dryer. Great decoration. Really friendly, welcoming and helpful lady on reception at arrival.

Some aspects of breakfast. The cook and waitresses seemed to think customers could not hear what they were saying once they were in the kitchen - they were messing about and telling each other to ‘shut up’. Coffee not the best and baked beans v watery/tasteless.

I had no idea what to expect as I chose on the basis of proximity to Sophia Gardens. The street is full of solid, well built, late 19th Century villas, one of which is Lincoln House. The rooms are well proportioned and have been tastefully furnished and maintained. Breakfast was filling with a range of items from which to select - but make you sure you obey the timings. The property is not far from the city centre, walkable without luggage, a short taxi or bus ride away. The hosts were helpful and knowledgeable.

Everything about this stay was amazing, all staff were super friendly and polite, lovely clean room with Everything you needed. Superb breakfast and private free parking was a bonus, would definitely stay again great location.

Only one downside it's advertised as having a bar which is no longer the case if we'd asked before going out what time the bar served until we would have known but we came back straight after having an evening meal expecting to have a drink in the bar but we settled for the tea/coffee and biscuits supplied in the room 😀
