NO curfew! I picked the key up early as I was going to my son's graduation at the Robert Gordon University, so I knew I might be late... The house is extremely quiet, although it has 28 rooms. My room came with a shared toilet, which was no problem at all. My room was basic, but clean and comfortable. The bed was great! Tea and coffee making facilities, including kettle, were provided, as were tea and coffee. I had only booked for one night, I would not have minded staying longer.

The outside, paved front area is full of cigarette butts and spilled drinks. It could certainly do with a sweep and a wash. I get the impression that the owners aren't there and aren't aware.

Comfy single room with single bed in large old house. Lovely, friendly, kind, helpful staff. Basic, but tasty breakfast included in my room price of £35 per night. Breakfast includes juices, serials, toast with butter and/or jam, yoghot and tea/coffee. Shower in room, sink in room, free bath towel in cluded in room. Window to let in air. Tea/coffee plus kettle in room. TV on wall. Wardrobe in room. Steups up to front door and setps inside the house. Steps down to the breakfast room. Plugs by bed, radiator in room.

I love the fact that there is quite a big window to have your breakfast in (6:00-10:00) so no getting up early if you don't have to, and no rushing either before checkout time (11:00). The breakfast room itself is pleasant, well-stocked and clean. The rooms are small but comfy, and having a shower in the room at first seemed weird but is actually really convenient. Also, we arrived a lot later than expected (car trouble) but that was no problem at all - we received a text with the code for the front door, and once inside our keys were on an easily accessible shelf. Location is in a nice neighbourhood and yet close to the city centre and the buses etc.

I would have liked some savoury items for breakfast - there is a fridge in the breakfast room so why not put some cheese, boiled eggs or ham in there? Having to leave the room and go up some steps to get to the toilet is a bit annoying (especially at night) but that's why those rooms are the cheapest. The location is great if you arrive on the bus (as I did last time) but not so much if you travel in an older van, as it's just inside the ULEZ and all spaces on the street are either for a very limited time, or for residents (understandable, but annoying as we had to park at Union Square instead which cost us nearly £40 for two nights.)

The friendly nature of the staff, always willing to help when required.

*This is no fault of the property itself. However for the sake of future guests to room 5 in particular. A flashing light flashed continually throughout my stay. A building directly over the road, I phoned the council but unfortunately it wasn't an adequate response 'we will see to this within 5 days'. Being a 'heavy' sleeper so to speak this annoyance didn't affect me but it would certainly affect a 'light' sleeper or someone who likes absolute pitch black inside. From tomorrow I'll be returning to the back of the property just to see if the council has taken my phone call seriously. Everything about my stay was Fantastic apart from this one minor issue. I only highlight this the benefit of future guests.

Our stay was only for the one night, but we were welcomed by lovely, helpful and very chatty staff. Room was very clean and spacious, and we had our own huge shower/bathroom. Great room for the price, highly recommend.

Wish that the light breakfast which was mentioned at the moment of booking, was better described. There are only toast and cereals options available, as well as fair selection of drinks, such as tea, coffee and juices. There is a microwave in the breakfast room provided though, so if you wish you can reheat something in it. If you are traveling by car, you need to park at the street, which is paid option in the machine. Parking spaces for the hotel are very limited, but you can ask at the reception if they have spaces there, also paid option, £5 per day/night.

The bed and room was both comfy and clean with everything you need including hangers and adjustable window! The shower inside the room has a good easy curtain coverage so there was no risk of water in the room which is important for this set up. Staff were kind and able to address any needs, other guests were quiet.

I didn't like how loud and creaky the floorboards are and how sound travelled easily from room to room. Also the kettle was quite old and the wire loosely connected so I had to push it to the side in order for it to work.

The location is perfect, in the heart of Aberdeen. They have a breakfast room with just the necessities, nothing special, but that is okay. The staff is friendly and they have a parking place (paid). This is a very good option for the budget traveller.

The parking is paid and the is a very small shower inside your room with a shower curtain. Though this is communicated beforehand. I had the idea that the rooms have never been deep cleaned. I thought they were only just cleaned enough to let the next guest in. So hygiene-wise I didn't feel too comfortable.

Great location. Clean and tidy and friendly and helpful staff and also has car parking (£5 night) which isn’t too bad in comparison with car park locations and charging.

Floorboards are very noisy throughout. Especially on the stairs. Enough to wake you. And one night of the seven, we had very noisy pipework with gushing noises on top floor corridor. Sounded like air in the system but was noisy. But didn’t really affect our stay.

I loved my wee room - it was clean, comfortable and just the right size for one person. At first I thought it would be weird having a shower at the foot of my bed, but it was actually really handy as I didn't have to worry about where to get changed and where to leave my stuff. The location was excellent - near Union Street and not too far from the bus station either, and surprisingly quiet. I really appreciated the fact that breakfast was included and on from 6 to 10am, so I didn't feel I had to get up early to get some food - but if you need to get up early you don't have to miss breakfast. Breakfast room is nice too. The key you're given is an actual key - no faffing about with key cards or apps - and gives access to the guest house and room at any time during your stay.

Breakfast included a good selection of cereals etc, but there were no savoury options like cheese, eggs or ham. Basically everything was sweet, unless you count the butter and the bread itself. Only toppings available were different kinds of jam/marmalade. Despite the location being in a quiet area, the guest house itself is quite noisy with creaky stairs and floors, so that woke me up a few times (earplugs sorted that problem). The only thing that could have improved my room was if it had been a bit closer to a toilet.
