This is an excellent, well-located, cost-effective option. Like most motels in Niagara Falls it looks a bit rough on the outside but this one's comfortable and clean inside. Big room, good king size bed with quality bedding, effective air-conditioning, ample storage, desk, office chair and comfy armchair. The microwave and minibar worked perfectly, with a coffee machine provided on request. Updated, functional bathroom including good hot water. Room servicing on request, not that I bothered for a 3 night stay. With less than 20 rooms the motel is small so disruptions from other guests are minimal. Service from staff was prompt, accommodating and friendly. At the very eastern end of Lundy's Lane it's a pleasant walk to the falls and there are several restaurants nearby. Check out the history museum if you have time.

There is occasional traffic noise but the air-conditioner acts as a good filter.

The room was very clean the only thing it did not have have cloth rack so we place clothes in the extra bed, but room was exceptional clean and cable tv was great, their wi fi is super strong place was secure and clean and close to attractions, this is the 3rd time that we stay in this property, and we were very pleased, Thanks so much Advance Inn to make our vacation outstanding hope next year we are strong enough to return Thanks again

I keep returning because the rooms are large, clean and spacious with a great built-in work space and office chair, after which I can shift gears into a comfy arm chair with ottoman. I can even work in bed (so welcoming) because they have outlets everywhere and great lighting. Internet is fast, and fridge and microwave are always spotless. The bathroom is small but well stocked with towels and toiletries. and the walk-in shower is awesome!

TV is a bit tricky - would help if instructions were available (saves calling for help!)

Overall it was a great stay bed was comfortable great location and staff was very friendly and would highly recommend Now the only thing I would recommend is cleaning a little better the floor was a bit dirty and there was some bits of garbage around the fridge that u can’t see unless the door was opened There was a hole in the bathroom ceiling over the tube and some cigarette burns in the chair the AC was dirty but easily cleaned OVERALL GREAT AND AFFORDABLE Would recommend 100%

Good location and good price

Very comfortable stay, the room was very cozy and the bed was very comfortable to sleep on. The location is great too its very convenient. Very friendly staff also 👍. I totally recommend this motel for the price

The walls are alittle thin and i can hear nose outside which is annoying at times when your trying to sleep in but not a deal breaker if you sleep with headphones on like myself

overall pretty good, staff was very helpful and responded promptly, the room were comfortable and the beds were clean and tidy, satisfied with it overall.

the room had a slight smell of cigarettes and the guests shouldn't be smoking inside anyway but maybe some guest before us smoked inside the room and the smell was lingering a bit, which isn't the hotel's fault just something that we noticed.

I enjoyed my brief stay. Small modest room was completely sufficient. Very pleasant staff. Room includes mini-fridge, microwave, small eating table, and two little folding chairs outside for eating al fresco. Office provides hot coffee in the morning and also chilled bottles of water to take for a day of viewing the falls. Everything I needed. Good value. I would definitely stay again.

The gentleman in the registration office who helped us was really polite, courteous, helpful, and nice. He offered us cold bottled waters as soon as we arrived, and also the day after once we asked him. He also was kind enough to let me grab some coffee. He was super quick to respond and immediately addressed our needs as soon as he could. Advance Inn must be proud of him. Thanks!

The banter at check in was good fun. The location is good. The room was large and clean.

Okay, it’s a bit tired but there is plenty pf evidence that work is being done to update (my bathroom was renovated, the room itself was painted and so on). It is a work in progress but it has good bones.

It's a spacious room with toilet and some appliances to eat food and coffee. The check-in was fast and easy. Internet connection was okay. And about 25 min walking to the Waterfalls area.

The smell of cigarettes in the room. Unfortunately not everyone respect the non-smoking signs (not motel fault), but the smell was too intense.
