Our family is very satisfied with our weekend stay at this hotel. It was a great value for the money. I was looking for the hotel at the walkable distance from all the best Niagara Falls viewpoints and attractions. That was important for us - and the hotel fully met this requirement. So the location is just perfect! The room has all facilities for a good stay - it was warm and very clean. We were pleasantly surprised by housekeeping service even though we stayed only for two nights. The beds and bedding was very comfortable. There are many restaurants near the hotel. Check-in and check-out are very fast and easy. The owner was very kind and helpful allowing us to leave our car in the parking lot for a few hours after the check-out so that we could have a walk before heading home. We would definitely recommend this hotel to the families with kids - our son liked it.
It would be nice to have a floor standing coat rack near the door 🙂.

We wanted an hotel room that was simple and affordable, somewhere that we could just go back to mostly to relax between activities and sleep for the 6 days we were staying in Niagara Falls. To be honest, the room and accomodations were more than expected when I booked it. We had a fridge, a Keurig coffee machine (with new Keurig cups provided each day) and even a bathtub. The bed was always perfectly made and fresh towels were provided each day. The owner (I assume) was friendly and kind enough to tell us about the interesting things to look out for around Niagara Falls. It was perfect for our stay, my and my wife were really happy with our choice.
Only thing I wished they had was that the TV in our room had been a smart TV with access to YouTube. We still enjoyed watching rerun of old sci-fi shows on the channel Comet during our downtime, so in the end we still enjoyed using it.

My husband and I spent four nights at this lovely inn. We stayed here ten years ago. A lot of updates have been done. The king bed was comfortable. The AC worked well. Tracy, our cleaning attendant, did an excellent job keeping us supplied with all our needs. The coffee was really good. The room was very clean, and Tracy took great pride in her work. The towels and wash cloths were of nice quality. The TV and WiFi worked well. The pool was nice and well maintained, with music playing but not too loud. We would definitely stay here again.
We didn’t have a view from our room 230. There was a wall blocking the view due to a couple extra units across from us. There was a table and two chairs outside the door but didn’t use them. There are no hand towels in the room. We bought paper towels which worked well.

The guy working the desk was friendly and funny upon arrival. The facilities were clean and well kept. Our room was comfortable and cool. I chose this spot for the pool and I wasn't disappointed. It was so relaxing and nice, not over crowded. Night staff kept a very good eye on the place. It's a busy intersection, with several passers-by, some trying to hop the fence to jump into the pool after hours and the security guy was all over it lol 😂 anyway, we felt our vehicle was quite safe in their lot. They'll even help direct you to a parking spot. The staff kept very good care of the place, even sweeping away all the puddles down the drain, after a heavy rainfall. A very pretty, well kept property. I appreciated having a separate sink area, outside of the bathroom(there's also a sink in the bathroom itself). I'm a regular visitor to Niagara Falls and this will now be our new spot when we do. We were able to see the fireworks over the falls from our balcony. A pleasant surprise.
I think the door locking system could use an upgrade, giving the option of having 2 card keys as opposed to those old school key and keychains. Makes it easier to carry in a wallet or pocket. Our door was difficult to close, we had to really give it a good push for the latch to catch and close properly. Otherwise, there's nothing I didn't like

Everything. The room was very clean and updated. The owner and staff were so friendly. Conveniently located within walking distance of Clifton Hill and the Falls. Parking was included in the stay. If you don't want to be right in the heart of the very busy crowd of tourists on Clifton Hill, this is the ideal spot. I would 100 % recommend it. We did use the pool while we were there, it was a refreshing addition to the stay as well during the 90 degree days. Pool area was clean and had music. Very nice. The room was a king suite and we loved it. Lots of room, clean and comfortable and the a/c was working very well. Also, the water pressure in the shower was great, which we appreciated.

The location of this accommodation is very good, close to everywhere - possible to walk to bus station, to Niagara Falls and even to croos the borders to the US. There was coffee machine and coffee refilled every day. The beds were very comfortable and room was quiet. Personnel was nice and waited for our later arrival.
The cleanliness of the bed sheets were not that good the day of arrival, it looked not totally clean.

We stayed on the first floor and were pleasantly surprised by how clean and well-maintained the room was. Both the room and bathroom looked newly renovated, with a fresh, clean scent throughout. The white towels and bed linens were crisp and spotless, adding to the overall comfort of our stay. We chose this place based on its great reviews, and it truly lived up to the expectations. The layout was convenient, with the sink area separate from the bathroom, which we found quite practical. The staff Richard & Dave were exceptionally friendly and welcoming. A special mention goes to Richard, who went above and beyond when we accidentally left behind a valuable item. He was incredibly helpful and reassuring. The hotel even has a system in place to return forgotten items via UPS, which is a huge plus if you really want your belongings back. Another great advantage is the breakfast buffet nearby on the same side of the road in the next block—just $12.99 with a wide variety of delicious options. It was the perfect and convenient way to start our mornings.

Niagara Falls is full of hotels/motels/inns. MANY of them are tired and dated with owners reluctant to update or upkeep. We decided on a last minute trip, didn't want to spend a fortune so I scoured booking.com and looked at prices, location and REVIEWS. We had never stayed at King's Inn so as I was reading through, it dawned on me that there were far more praises than critiques and hardly anyone had given a poor review. That is NOT usually the case, I assure you. Told me something was special. I was right. It's a small property but it's most apparent the owners care about the curb appeal. So neat and tidy, the parking lot was paved and painted and the pool area was clean, safe and pretty with flowers, chairs, loungers and umbrellas. Check in was quick and efficient by a lovely young woman who was very sweet.We went to our room, opened the door and was really pleased! It was IMPECCABLY clean. There was a sofa, chair, refrigerator, coffee maker, flat screen TV and fireplace. The king sized bed was an older spring model but comfortable and the sheets/blankets were crisp and white. There's even a mattress protector. Yes, it's an older property but you can tell the owners take great pride in taking care of their inn. It was only 10 -15 minute walk to Clifton Hill. I was comfortable and felt safe. The other guests were respectful and it was nice seeing so many different types of families mingling amongst each other at the pool. We would definitely stay here again. P.S. Do not hesitate to tip your cleaning matron-she did an amazing job.
For this price point, location, care of the property and cleanliness (especially when compared to similar locations)- Im giving two big thumbs up, we can't complain about anything.

We booked two rooms. One was blocked off by another room just in front of it so no light and no view. Staff not too friendly or approachable. They close the lobby door and go away. So everytime you need to ring the bell and wait for thwm to come doqn to the lobby and open the door. It feels vad as if you're disturbing thwm.... them not smiling and looking annoyed doesn't help either lol.
