Fabulous location, great for transport links very near several underground stations and bus stops. Some excellent restaurants, bars and coffee shops nearby, good selection of supermarkets, grocery stores and souvenir shops in the area. Continental breakfast reasonable, optional cooked breakfast for an additional charge which we had on the first day. Acceptable quality, freshly cooked to order. The air conditioning tower was a nice idea, given that it was 30 degrees over the weekend. Reception staff welcoming and friendly, breakfast room staff very nice and accommodating.

Our room was listed as a superior double. We are unsure about what was superior as it was all just standard. Standard double bed, no tea or coffee making facilities. A kettle with a few tea bags, coffee sachets, and some milk would have been a good extra touch for a "superior" room. Nothing really superior about it.

The room was on the 2nd floor, clean, quiet. Everything was in working condition. There were universal sockets, so we could charge phones without adaptors. WiFi was pretty good. There are plenty of local shops to buy sandwiches, fruits, snacks etc.

The breakfast was included during the booking, but the prepaid choice is limited to 4 items (toast, cheese, jam and yogurt). For Englisg breakfast you need to pay. The lack of tea facilities in the room is a minus, especially after returning to the hotel in the evening.

Excellent location, compact but well maintained rooms, neat, semi modern, good value for money including breakfast. Very charming neighbourhood and walking distance to explore in and around Notting Hill.

Furniture and tv (too high, glare) could be more adapted to the size and layout of the room. A foldable chair would have been good. I was told the drinking water from the tap was not safe, which is unexpected given the common local guidelines. It could be helpful to have a purified waterline that is safe to drink inside the room.

The hotel was well located with plenty of transport options nearby, it was in a safe and quiet area. By other comments I had read, it’s a bit hit and miss, but I had a good room/experience. It was incredible value for the price, of course nothing fancy, but everything necessary was covered and was better than I expected. Clean spacious room, nice shower, big windows facing the front road and still quiet. Blackout curtains were a plus!

I mainly didn’t like that you couldn’t put a not disturb sign on the door. I didn’t want cleaners to come in. Other small things were the lack of aircon, but big windows so not a big issue. Plugs on wrong side of the room (again, not a big deal), old carpets you don’t really want to touch (but they had been hoovered, just another minor thing). One of my friends had to stay in a different building (we had booked separately and was not very far away, the friendly reception staff looked into putting us together at least). Breakfast was not great, some staff in the breakfast area weren’t particularly nice, but this was free and they weren’t fussy to address mistakes as they happened. Overall, nothing that would stop me from staying there again.

2nd time staying here. Good value for money. Very hot during our stay, no air-conditioning. Provided with one fan. Asked for 2 more for a family room. Which helped. The room needs air fresheners as there was some kind of musty/damp smell. Beds comfortable, hotel in great location, staff friendly & helpful.

The room is very stuffy when hot, room needs ceiling fans installed or air conditioning as the family room is below ground level so no breeze. Coffee at breakfast was disgusting, please do something about it. Breakfast basic though ok for us.

We stayed in a refurbished (more expensive) room, which seemed brand new. It was in a different building, closer to the stations, on the 4th floor, which was a bit of a hike, but we didn't mind. The room was big enough with TV, hair dryer, plenty of plugs (UK type). The bed was comfy with an extra polar blanket. Everything was clean. WiFi was mostly stable. They also serve breakfast, but we didn't try it. We could leave our bags in the lounge room free of charge before check in and after checking out, but there is a safer options as well in a locked room if you have valuables with you. The staff was very nice every time. Excellent location in a nice, quiet neighborhood. Great value for your money.

The towels should be changed, they are not in excellent condition. There is only an electric heater in the room so it was a bit cold sometimes, but it got warm quickly after we turned it on. There is not always hot water, sometimes you have to wait a bit. All in all I think it is a great place to stay for a few days if you want a cheaper option close to everything. For this price I didn't expect it to be perfect, but we still enjoyed our stay very much.

Make sure you read the property info before going - I knew before booking that I might be slightly down the road, that the breakfast was simple, and that there were stairs! The free breakfast was more than sufficient, with a clear menu detailing free and additional charged options. Room was compact, comfortable and spotless, with a reading light above the bed, space to stow items and some hangers. The properties are beautiful well-maintained Georgian buildings with many original features - I had a sash window looking out over the rear of buildings. Nets and blackout curtains for privacy. Outstanding location - quiet, handsome, handy for public transport, eateries and everyday shopping (I went out for fruit and snacks). Staff were warm and professional.

Not dislikes but "even better if" - An extra pillow and a kettle in the room would have been nice but for the price I was more than satisfied. The sockets were at the end of the bed so I'm glad I brought a long charger cable.

Great location with a nice room that was surprisingly spacious, for a 2 twin and a bunk bed. It was neat and clean with a few pleasant amenities. The common room with a coffee maker and comfy chairs and couches was also a pleasant surprise.

The breakfast was underwhelming, and we did not expect that we would have to wait in line to even get in just to get some bare minimum few things and be expected to pay a few pounds per 1 additional thing. Instead, we just went out to eat, but it wasn't a big deal for us, and maybe it's common there, just surprised us a bit.

The bedroom is simple but it had everything that we needed. Enough room for 2 people and even some furniture if we wanted to organise the clothes out of the suitcases. The shower cabinet was a little too small but not enough to disturb while showering, the pressure of the water and the temperature although, were perfect.

The included options at the breakfast could have a better coffee but again, it was fair in comparison to the price of the whole staying.

Excellent value for money at short notice. Room was very clean and was perfect for a base to explore London for a day. Superb location near Kensington Gardens and Queensway. Staff were pleasant and polite. Breakfast was perfectly adequate and the cooked option was very good for £8.

These come with the caveat that for a room for the night for 2 people in a prime location for around £100 on a Saturday night I was not expecting luxury. No air con in the room meant it was rather a warm night (in August). Shower was low powered and took a long time to get warm (but we were right at the top of the building). Breakfast was a bit crowded at peak time.
