The hotel is in a brilliant location! There are several metro and bus stations only a few minutes away by foot, and it is very easy to come to any part of the city with famous attractions, museums, markets, theaters. Around the hotel there are many grocery stores, pharmacies, restaurants, pubs. And Notting Hill, Kensington park and Hyde park are walking distance away, as well as many museums. The location is absolutely brilliant, and the neighborhood is very safe. The hotel itself is also great - beautiful, clean, well maintained. My room was small and cute, and had everything I needed. The bed was comfortable, and for me that is very important because I've had spinal surgery a few years ago and my back is very sensitive, so a bad bed can ruin me in one night. The bathroom was modern and clean and there were shampoos and body washes and soap from the hotel, so I didn't have to buy anything. The shower pressure was great - I have long and thic hair, so this is also very important for me. And there was a hair dryer in the room that had two settings - min and max. I used the max one, and I could dry my hair within a few minutes. I usually bring my own hair dryer because the ones in the hotels are too week for me, and it would take me ages to dry my hair with them. I brought it this time too, but I didn't even take it out of my suitcase, because the one from the hotel was great. The towels were clean and were changed daily. The bedsheets were also changed a few times during my stay. There was an electric kettle in the room, along with coffee, tea, hot chocolate and sugar. So I would have my morning coffee in my room every day. The heating was very good. I used just the one in the bathroom - I would turn it on for a little while and then turn it off and my room was nice and warm the whole day and night.

staff changed my room to the first floor since my luggage was heavy. room is small but totally updated nice to have a modern shower with good water pressure have stayed at the Pheonix next door and they have larger rooms very helpful staff to change my room location

this room is not for travelers with large luggage. heat did not stay on all night and no room controls bathroom in first floor room has a VERY small toilet area, NOT for large people drapes did not close fully but a hair clip solved the problem

The room was very nice and comfortable. A fan was provided in the room which was a bonus as American travelers in the summer. The bathroom was nice. The location was wonderful just a few minutes walk from the Bayswater Tube stop and in a neighborhood with plenty of food and shopping opportunities. It is also just a short walk from Hyde Park and Kensington Palace.

To be fair, we were warned in other reviews...the steps! When we were given the key to room 2, we thought we had hit the jackpot with ground floor room...nope! They started numbering from the top down. My 17 year old counted, 81 steps to our room. Everything else was great and we would stay again, but request a room on a lower floor if you have knee issues or problems climbing stairs.

The hotel was very cute. The bed was large enough (in the past I had hotels in London with smaller beds... Here it was comfortable for two people!), bathroom was all new and clean! We appreciated the fan provided in the room as it was still hot in the upper floors. The room was comfortable enough for two people (we didn't have large suitcases though.) We enjoyed the cookies provided with tea and coffee in the room! It's a very peaceful and quiet hotel in a quiet neighborhood, we slept very well and every member of the staff we met, from front desk to cleaning service, was adorable. It was a cosy stay and I'll definitely recommend this place around me!

Not a problem specifically for us but there is no elevator, so be mindful of you have physical conditions or very heavy luggages. The room was squeaky clean even the carpet, except from a few liquids runs on some walls? Maybe cleaning products that dried weirdly?

The hotel staff were helpful and pleasant at check-in. I stayed on the top floor of the hotel, and the room was pretty modern and clean. There was a shower/bath combo which is good for people looking to relax. There is a tea/coffee making set along with amenities such as a fan and hair dryer. The area where the hotel is situated itself felt safe and modern. Situated only a few minutes walk from 2 different tube/underground stations so getting around is super quick. It's also situated near Kensington Gardens/Hyde Park which during the good weather were really nice to walk around. There are lots of small cafes and restaurants located a street away from the hotel so there is options for food throughout the day.

Only issue was no lift (which is likely common in London due to property size constraints) so if you have poor mobility/heavy suitcases, it would be quite hard to get to the upper floors.

Staff here are amazing communication was so good reception staff (sorry forget night staff lads name) was so good at dealing with an issue we had He was on the ball sorted it all out in a professional sympathetic way Manager was contacted and everything was very professionally dealt with very happy This hotel is super clean, hotel does have stairs no lift so don’t book if you can’t climb flights of stairs this is a beautiful old house. It is so close to the tube station and so close to shops great location Bathrooms are modern and lovely they have all the little toiletries in there white fluffy towels and they even left my favourite biscuits by the tea making facilities a little thing but I loved it x

I personally appreciated the simplicity of the room, which added to its charm. The single bed was exceptionally comfortable, and the bathroom, which had clearly been refurbished, featured brand-new amenities and was impeccably clean. The heated floors were an excellent touch that greatly enhanced the overall comfort of my stay. I also want to highlight the 24-hour reception, which made me feel safe throughout my visit in case I needed anything (for example, I had an early check out). The ladies in the breakfast room were incredibly kind, and the breakfast itself was both delicious and complete—especially impressive given its reasonable price.

However, I did find the room to be somewhat small, and the overall layout could have been better. The window faced the interior of the hotel, which I didn’t mind as it matched what I could afford. Still, for the price, I felt the value could have been improved. The TV remote control didn’t work, and the closed window allowed a noticeable draft of cold air. Additionally, the chair was damaged at the top. I understand the hotel has an older charm, but addressing these issues would significantly enhance the guest experience and make it even more enjoyable.

Conveniently located close to Bayswater tube station, Kensington Gardens, and Queensway restaurants and cafes. Hotel is small but comfortable and good enough for a few nights in London without breaking the bank.

The hotel is part of the adjacent Phoenix Hotel - which hosts the reception, check in, and breakfast facilities but is not physically connected, which is a little odd. We had breakfast at Phoenix one day which was cheap but really ordinary. I would skip and go elsewhere. Accessing the front door of the hotel is via a buzzer to Phoenix and they just ask your room number so anyone could enter. Our toilet was running the entire time we were there which was annoying and wasteful.

The room was nice, bathroom was very modern, good location, I don't think I fully understood how small the room would be but, to be honest it was enough, I only needed a bed for the night, price could have been abit better for just one night, in a single bed

The room had no cooling so was very warm even at night, one of the soaps had a weird brown smudge on it and on the floor by the bed there was a very weird red/brown stain 😷, so many stairs but that's always going to be difficult with older buildings.
