A great location just outside the hustle and bustle of Edinburgh's main streets but within walking distance of the Royal Mile and its attractions. Despite not being on a main road, I felt really safe walking around the area alone. The facilities in the suite were great, tea/coffee/milk/sugar were available, as well as toiletries. It was really clean and well looked-after. My 3-night stay was over 2 bookings and after communication with the accommodation I could stay in the same room/ not have to check out and in again.

Generally in the communication via Booking.com messages I felt the customer service was lacking in basic politeness. I also returned from being out all day to the door of my suite being left wide open, not only is this risking the security of my belongings but also made me feel nervous and unsafe going into my room. I messaged the property and although they confirmed housekeeping had been (I wasn't aware this was offered by the accommodation), I didn't even receive an apology which I felt, again, is basic manners and customer service. I also have no confidence that this has been escalated to ensure it doesn't happen again.

It was located in a very good location, we could easily find our way to the city centre and visit many historical places. The room was massive, very good for family and my kids loved it. The room was properly cleaned and the kitchen had all the items and kitchen tools we needed to make a meal.

The only thing we didn't like was that the internet couldn't connect to my Macbook and likewise my kids Apple Ipad. We try to reach out and we got a response that someone was coming to check and no one came till we left despite spending three nights, no assistance was rendered except promises.

Great location and very useful to have a small kitchen included. Entry was via key code which I received at the official check-in time. The apartment was clean and comfortable.

The apartment was an attic room at the top of the building up a lot of stairs -this was ok for me, but might not be for some so advance warning would be useful. The main issue was lack of communication -I messaged via booking.com a few days before arrival with a payment question and only got a response at checkin time with my key code. I then messaged after the event as I had left behind earrings of sentimental value-a month later still no response, and when I tried calling it rang out. I would like to rebook in future as the apartment was good but am hesitant due to the unresponsiveness.

The contactless check-in was extremely easy. The room itself was very nice and spacious. The bedroom was in its own room and then the living area, kitchenette, and bathroom were in the next room. Would be perfect for a multi-night stay in Edinburgh so you can spread out a bit. The location is perfect. Once you walk outside and down the block, take a left turn and you can see Edinburgh Castle sitting up on the hill. Just steps away from multiple bars and restaurants, but also on a quiet street.

Room was massive, amenities were nice. The ease of check in and room entry was appreciated. Beds were extremely comfortable and a welcome spot to rest at the end of a long trip or busy day. We booked our stay at Royal Princess Suites with only a few days notice, due to a cancellation of our previously booked apartment having a plumbing issue. While this was done with a little hesitation due to short notice and speed of finding and booking, we were more than happy with Royal Princess Suites. Highly recommended!

Not really a complaint, but the only thing of note would be the broken chandelier in the room. The lighting still worked, and caused no issue, but it was held together with a rubber band. Again, this was no issue just noted, we were thoroughly happy with our stay here.

The facilites were good. Everything was provided with cutleries and cooking equipments. I've communicated with a booking staff through phone call and sorted quickly. We managed to have an early check in as well because our room was ready during that time. Location was good too as it was just nearby the centre with around 10mins walk.

One downside was there were noises coming from a hostel beside the property in the middle of the night. This is not a fault of the property owner nor staffs but we were just didn't able to sleep nicely on the first night.

Rooms are quite spacious for what you pay. It was nice to have hairdryer, iron, big mirror, towel and bins changed every day. Kitchen has kettle, microwave. Really everything you need for comfortable stay. Location was amazing, 10 min away from city centre and in area with amazing places to eat.

Isolation might be slightly issue and since its floors are wooden they can be squeaky so people staying above you can wake you up just by walking in their room.

Absolutely loved the beds, extremely comfortable. Also loved the fact that Netflix was available on TV, although at night the connection was bad when everyone else was probably using it too. The suite was very clean and fully equipped with everything you need. Another thing I liked about it was that you could turn on the central heating as needed. The location was fantastic, in the heart of the city, lots of restaurants nearby.

There was no cold water in the shower, and it was almost boiling hot. Another downside - in order to reach the room, we had to climb many stairs (even some spiral, narrow ones) with a large heavy trolley, and we were not aware until we got there.

We got room 10, most rooms are with sofa bed included which is great! Very nicely presented, nice interior, comfortable beds, very big room as well for the price given. Especially with genius offer, totally worth it! Clean bathroom with bath, the best location you can ask as you're in the middle of the old and new town. Would definitely recommend. They also let us check in earlier due to travelling from far distance which was very nice.

It was unsure what room we would be getting and the pictures don't line up with the room you will have, so I suggest ringing before hand and making sure you have all requirements filled (for example some old reviews were upset to receive a twin bed room for their romantic getaway). So I'd highly suggest calling since my messages on booking.com weren't answered, which was a bit unfortunate. But when I got there and asked for a room with sofa bed earlier to the check in time, the staff was very understanding and believe they changed our initial room so we would have a sofa bed. Therefore still good experience but there is a variety of different types of room so I'd say make sure of that before hand!

We had a junior suite, which is a duplex and is lovely. There were a few things that could be improved such as some peeling wallpaper, where there had obviously been a leak, and the bathroom floor wasn't quite finished. A bin lorry with woke us up at 5am as it was very loud with smashing glass. However, the location is excellent and right in the city centre so we couldn't expect silence. We didn't see any staff so no hello or goodbye. We would definitely stay there again.
