Great location, common areas were really lovely esp the sunken conversation area with fireplace, staff went above and beyond, breakfast was something special and really exceeded our exceptions. Rooms were very nice and spacious. Voya bath products were a charming touch. The garden and courtyard were cute but the weather was pretty awful so we didnt get to enjoy them.
Our rooms were in the mews rather than the main house, and they were at ground level or slightly below and a bit musty smelling. The bathrooms were oddly laid out with one of the two sinks totally blocked by the toilet. I would stay here again without hesitation but book a higher category room.

Incredible place. Surpassed all expectations. The term “boutique hotel” was coined for Number 31. The decor is splendiferous! Outdoor spaces galore all very chic and comfortable and unique. The room was stunning. The breakfast surpassed any we’ve ever had on a stay anywhere. The staff were every one of them smiling and helpful and attentive. We chose the hotel for its proximity to the National Concert Hall (an 8 min walk!) but now we are looking excuses to stay again - especially in warmer weather when we could eat breakfast outside or take our drinks from the great bar selection outside. HIGHLY RECOMMENDED!!
My ONLY criticism and it’s only because I’m overweight and unhealthy, is that the stairs are a bit of a climb. But each landing is a treat in decor and each has a place to rest. And the decor, well, it’s stunning.

Excellent property split into 2 buildings. We were in the original Georgian building with fine arts on the walls. Room 33 overlooked the courtyard with firepit and fountain. There is no lift, so the 3rd floor might not be accessible to all. From being greeted at reception on morning 1 to leaving on afternoon 5 we could not find fault with anyone or anything. The hotel is a 15-minute walk to the city centre but that helped us walk off our amazing breakfasts. Great choice and service, and the food cooked by Chef Delia was of the absolute highest quality. Chef and other members of staff were also very friendly and offered advice on where to (and not to) go. Definitely recommended and would stay again if returning to Dublin.

From the first moment we arrived, we were treated so well. We were told the history of the building and the surrounding buildings. It's so interesting.. We got a free upgrade because someone cancelled. The room and veiw were amazing. So comfortable. Also, the breakfast was so good and plentiful. Such a selection, too. It would suit any diet. The staff were amazing from we arrived till we departed. 10 out of ten from us.. We so much enjoyed our stay.. highly recommended.. forgot to say they have free parking also which was so convenient.. Thanks so much to everyone at Number 1. We will return soon.

In central Dublin, few minutes walk from main attractions, pub and restaurants. Georgian Dublin, very quiet area considering we are in the centre. Opportunity to park just in front of main entrance if space available. Exceptional fresh breakfast in the morning. Lovely historical building with a garden. Staff helpful and available to our requests. Room with traditional Irish bed linen and homewares. Fine gestures with chocolate.
Some little upgrades in the room with so many nice features inside. Sleepers to walk on carpet and not dirty shoes. scratches for example on the ceiling that didn’t match with nice linen and pillows

What didn't we like?! The accommodations were absolutely stunning in the Georgian house which had such a fun and vibrant ascetic. Our bathroom was fitted with stunning (perhaps even heated?) marble with a lovely shower, which opened up to a double bedroom with a glorious floor to ceiling window, a generously sized plush bed, and a huge mounted tv to boot! The location was perfectly situated around incredible restaurants and a very navigable bus route to get just about anywhere in Dublin in under 25 min, not to mention Delia's phenomenal daily breakfast! Our last day of our stay she was even kind enough to leave us with an early pot of coffee, fruit, and bread after calling us a taxi to the airport. We had a wonderful time staying at Number 31 and felt it was really competitively priced. Would definitely recommend and hope to return someday!

The breakfast experience was a big highlight of the stay! Great breakfast service and delicious meal. My room was right next to the kitchen so you could smell the baked goods being made. The room was lovely, very charming. Perfect location, easily and quickly walkable to a lot of sites, bars, and restaurants but not directly in the middle of the hubbub so it was nice and quiet. Ooo and the lavender pillow spray! Nice touch.
The room was slightly worn in. Expected concierge service to be more welcoming, but they seemed a bit reserved. That said, it’s admittedly tough to match the excitement of an American :P

The breakfast was amazing and there was so much of it! The room was very comfortable and I loved the decor of the whole place. The bar area and outside seating with an open fire was a very nice touch. The staff were very informative and helpful. The location is good, private and quiet yet about 15-20 mins walk from where you’d want to be in terms of tourists spots or bus stops to the tourist spots. It was a very comfortable and enjoyable stay.
A smart tv would have been nice as there wasn’t much choice of channels.

The bed was very soft and comfy. Hotel is truly nice boutique hotel with hidden entrance. There was a self service bar in a hotel but we didn't use it because it only had one type of beer (small and expensive). Breakfast was amazing! When I booked 7 months in advance - I paid 235 for a room, but when I checked closer to the date, the same room was 130. But because my room was non refundable I felt that I was overcharged for nothing. There is very little explanation why something is more expensive to book in advance and gets cheaper closer to the date.

Number 31 is a lovely hidden gem in Dublin city. Everything from check in to checkout was perfect. A lovely quiet adult only accommodation. On arrival there's a beautiful waiting area and complementary coffee, tea, fresh fruit water or prosecco on arrival, also homemade scones, breads and jams. A lovely lady walked us upto our room and helped with our bags. Our room was Georgian house and the decor was unlike anything that we have ever seen before. Our room was no 44 and we were blown away with how beautiful it was. Breakfast was amazing and the chef and waiting staff very friendly. On checkout we had asked to leave our bags so we could go walk around the city. When we returned staff rang a taxi to bring us to the station. All staff from arrival to checkout were friendly, welcoming and go above and beyond to assist all visitors from what we seen. I would highly recommend Number 31 when staying in dublin city.
We were fine but Georgian side doesn't have elevators so a good walk. No 44 is top of the house and alot of steps, fine for us but anybody with mobility issues I would say to contact the accommodation to discuss suitable rooms.
