This guest house is located close to the beach and prom and about ten minutes from the station and next to Devonshire park. The house is tastefully decorated with rooms on four levels. My room was on top floor which made me breathless - medically recommended. The bed was comfortable and the shower effective and easy to use. There was plenty of storage space and the TV was adequate for my purposes and contained BBC radio3 - a must. The guest house owner is affable and a mine of information about Eastbourne. She has some strict rules that make sense.

No chair in the room but that is understandable. There is a very comfortable sitting room downstairs, ideal for reading. Also tastefully decorated. The whole place is aesthetically pleasing. Slight problem in my room with a leaking tap that should be repaired before it gets worse.

We Booked this hotel on price as it was a long weekend in the UK and very few rooms were available , We arrived by car and no parking was available anywhere to drop off our bags , We had to park in a NO Parking area to get the bags out . The Room was up one level and was a bit hard to carry the bags up the stairs , The Lady help me with parking in the street later in the evening , Im sure if it was not a holiday weekend we been better off . The room did the job for the night and we got out of town very early to avoid the crowds .

Impossible to park the car . Stairs to carry heavy bags .

The staff I met were really pleasant and helpful (finding somewhere nice to eat - the recommended place (Sabeidee Thai) was perfect), and just a 2 minute walk away. There's a nice lounge area to chill in, and free overnight parking a 2 minute stroll. Location is great, with the seafront a 3-4 minute walk away, and the pier a further 5 minutes. The room was compact, and fine for me, bed was very comfortable. I believe one can arrange for breakfast by prior notification, but I chose to go to a nearby café.

My room was at the very top of the house, which was perfect for me, but might be a struggle for those less mobile (no lift) - would opt to stay in it, again, as I like rooms high up, and it was facing forward, and was quiet.

Having stayed several times at the Berkley, we thoroughly enjoy our time here. Positioned within walking distance to pier, town, restaurants, cafes, theatres. There's plenty to do in Eastbourne. Joy is an absolute star, keeps a tight ship , and runs her B and B to an extremely high standard. She is fully informative of the surrounding area letting you know what's happening and answers any questions you may have.

There wasn't anything to dislike here.

Beautiful large room was a surprise upgrade. Powerful shower in bathroom. The guesthouse was very close to the bandstand where I seeing two tribute acts.The owner very helpful in suggesting places 2 eat 😋 and ordered taxi when I left

Thought the room was going to flood when it rained so badly Saturday night ment unsettled sleep but all was OK

The owner was really helpful recommending a great place to eat, heating was also great! Everything was spotless! Checkout time was 11am which was better for me than an earlier time. Everything I needed was provided. Great location next to the seafront but it was quiet too.

The room was tiny and it wouldn't suit everyone but everything was there including an ensuite. It suited me very well for one night and I was pleased that I chose it despite it being a tiny room.

Joy was so friendly and helpful especially as I arrived late in the evening, exhausted after a very long journey. The location is perfect for the seafront , the railway station and the town centre. The room, bathroom and all facilities are impressively clean. The bed was very comfortable. I like that I can actually open the window. I found it to be quiet at night - inside and outside.

There was nothing that I did not like. In fact I have already re-booked my next visit.

See my previous review. Location, cleanliness, helpful owner - all as good as previously.

For me - Nothing to dislike. I’ve seen reviews complaining about the number of stairs - yes it’s true there are a lot to get to the upper floors and if you have big items of luggage you will have to put some effort into it. But the property is an historic building and advises that it has no lift so you have been warned. If a lift is essential to you then you need to book elsewhere.

I was made to feel so welcomed on arrival, Joy, is a very kind and considerate host, and my needs were met in a pleasant manner. I felt like a family member staying over for the weekend. Everything was on point from the room, towels, special additions (soap, cream, cotton wool), quality tea, coffee in the room, excellent WiFi, to be honest, i have stayed in many guest houses for weekend trips and i never experienced this exceptional quality and especially for the cost!! I am looking forward to returning to Eastbourne as The Berkley has a major input in this choice.

VERY COMFORTABLE GROUND FLOOR ROOM WITH GOOD AMENITIES ATTACHED. VBREAKFAST ADEQUATE. NO FRUIT AVAILABLE AND ONLY ONE SLICE OF TOAST.

THE T.V. DID NOT WORK AFTER THE SECOND NIGHT AND BEING A NEW SYSTEM WAS UNABLE TO BE FIXED UNTIL AFTER I DEPERTED.
