So for an overall the hotel is getting an 8/10. The value for the rooms is totally fine in my opinion and they may be small rooms, but it’s really perfect if all you need is to sleep and shower. BUT they are like perfect equipped with everything to which i cannot complain.

The only thing i must say is, keep an eye out for anything in your room that was damaged beforehand. They don’t accuse of anything of course, but it’s just a general advice from me. For instance my room that I shared with my friends hat a hole in the curtain and my cousin who shared a room with my brother had a bit of a wobbly door handle. Just inform them about these things beforehand.

I’m with nationwide and got deposit back in 2 days. Been staying with these guys in either new Kent, imperial suites or imperial studios.. my stay has always been comfortable and the conditions immaculate!! Do not hesitate when it comes to booking this property.

I loved how close it was to a couple of undergrounds which meant we could easily get all round London. It was also close to bus stops , a number of shops, cafe's and places to eat out . The rooms were very clean . The staff were lovely and helpful . The lighting in the room was great as it had the big lights but if u needed it dimmer they had small side lights as well as ambient lights around the ceilings. The tv was a smart TV meaning I could log into my Netflix /prime ect . Great when relaxing at night with the dimmed lights . (Just don't forget the log out before u leave ) .

The only thing wrong was it had a little kitchen (compacted into a cupboard which was cool) with hobs, however no pots or pans to actually cook with. The staff were lovely when I asked if they had a spare one tho and brought one down to our room for us . Just be mindful of the fact that the hobs are induction, meaning they take longer to heat up.

First of all the location is amazing. A 15 minute walk to Kensington high street, 8 minute to Olympia exhibition, and sainsbury nearby. I was here for a career forum at Olympia so it can’t be more convenient. The single room is really nice and cost effective. I stayed in the single sole use for 3 days and extended the booking by 1 day. It has a good view, a kitchen, toilette and shower room. I moved to the double room for the last couple days of my trip. It’s bigger and the facility is better but it’s underground.

Nothing big but the double room underground is a bit stuffy and a bit depressing when the only thing you see outside of the window is concrete.

The location is excellent. Most of the staff were excellent, especially the guys working at the reception desk in the evening. The WiFi was also good as well as the kitchenette.

Thy didn’t change the bed sheets even once a week. They also did not clean the shower area for practically a month that we stayed there. They did not provide soap or shampoo after the first day. Similarly, they provided coffee for the coffee maker and bottled water for the first day only. This seemed strange to us because if the unit had been occupied by a new client the next day, they would have provided all the above services to her/him.

The room had everything a person might need. It was perfect for one person and can be good for 2 as well. They offered more things than other hotels for the same price. The room was clean and light, with a good window. Had enough storage everywhere, kitchen had paper towels, utensils and free water in the fridge. I booked it because I needed to get to Wembley stadium and back at night alone, so the area was important. On my way back I had about 15 minutes of walking and I felt really safe walking between the nice houses and quite area.

Note that when the room near you are walking in and out their room it's very loud. (Otherwise it was quite) It's not that close to tourist areas or the underground metro. In general you can see stuff that are a bit scuffed (walls, door, fan inside bathroom, hairdryer, water damage on the bathroom ceiling) - I didn't mind it but maybe someone would and in the pictures it looked newer. My room was on the other side of the road which is a bit annoying if you need the reception

The Buildings, the classic Georgian Houses of which the Hotel is one at number 83 Holland Rd. A fantastic Hotel at no.44 Holland Rd, a 3 minute walk, serves beautiful healthy breakfasts to anyone at very low, reasonable prices. The Armenian staff there are Superb. The nearest Tube and Overground station is only 300 meters away on Russel Rd so you can be at Leicester Square in 20 minutes or less. an alternative Tube station, Shepherd Bush is only a 12 minute walk away. The Hotel has a first class modern Lift. The room felt like a small flat. A Superb compact bathroom with a modern Shower and Basin. A Very quiet neat area outside rush hour traffic times.

Holland Rd is the A3320 and does get busy and a little noisy at the rush hour times. We did keep the windows open so closing them would reduce the noise obviously.

Room was clean and modern and a good location for the tube. I stay in London regularly for work, so having the kitchenette for basic meals was really handy, as well as being able to sign into my Netflix account and carry on watching my programmes. I also really liked the rainfall shower :)

My room was on a tiny hallway shared with 2 other rooms, with all the doors opening onto the same bit. It made getting into your room very awkward and noisy, with doors slamming as people came in late at night.

The room was clean and comfortable, and there was a TV at the end of the bed on the wall. The rooms are a little small, but not unbearable. The kitchenette was great! It had pots, pans, dish soap and scrub, and everything needed to eat (plates, cutlery, etc.). The one thing I would suggest adding to the kitchenette is olive oil. If visiting for a short time, buying a tub of olive oil at the store just seemed a little unreasonable for us. It would have been nice to have a small tub in the room. Overall, we really enjoyed our stay, and the staff were nice. Our kitchenette didn't come with a coffee machine; however, the staff brewed us coffee when we asked.

Fantastic location, high quality linens, very comfortable bed, regular cleaning, great kitchenette and very importantly, a Nespresso style coffee machine.

The room was small, just enough space for everything, but no smaller than most European budget hotel rooms so it didn't detract from my stay in any way.
