Good location easy to walk into Queenstown roughly under 15 minutes. Bus is very accessible and Ubers were cheap roughly 12NZD for the trip into town. Very easy convenient check in, the man at reception carried all our bags up the stairs and made it very hassle free check in process. The noise from Frankton road can be quite loud, if you are not a deep sleeper the sound of cars driving by can be quite loud. Also was only a door separating our room to the next, the family in the next room were very loud and you can hear the slightest of noises like them talking, using the kitchen and showering. If your neighbours are considerate this won’t be an issue.

The motel is located just 20 minutes walking from city center, which is a great walk considering the incredible view. Also, if you're coming by bus to the property, the stops are right in front of it. The views from the property are just fabulous, the lake and the remarkables are just there. We had a problem on our stay, and the staff was very helpful. The facilities are great, the rooms have a little kitchen with everything you need. There is a heat pump on every room, and the bathrooms are tidy and clean. The property is just like what is shown on the pictures.

To access the rooms, we need to use stairs. If you are traveling with kids or elders this might be an issue, it's also a problem if you are bringing heavy suitcases. We had a water supply issue during our stay, unfortunately. A pipe broken on the road, and we didn't have water for almost 24 hours. The staff was really helpful and did everything they could to help us. Also, the owner showed up to assist the guests on the next day, he was able to get us to another motel to use the bathroom facilities. The problem here is that the property didn't have an action plan to a serious problem like water outage, which seems a lack of planning. But, I strongly believe that from now on they will plan properly if something like this happens again. Even we had this problem, I still recommend this motel.

View was stunning over looking the lake and mountains with bonus snow that fell the night before. Beds were very comfy and our host was extremely helpful. Lovely comfy chairs on the verandah to enjoy the view. Apartment is about a 15 minute walk to the centre of town.

Very steep stairs to Reception and our apartment. Host offered to carry our luggage up but be mindful of the steps if you have any physical restrictions. We were 2 couples travelling together and while the bedrooms are comfortable and a good size there is only a small kitchen area to sit together. Didn’t like big step for getting in and out of the shower. Having said that the price was commensurate with our accommodation and the view was stunning 🤩

Excellent location, 20 minutes walk from the CBD along the lake, parking outside the unit, brilliant for what was advertised as a studio- lovely shower room, large sitting room-kitchen with coffee plunger, milk sachets, tea bags and instant coffee ( bring your own real coffee) and hob, pots and pans. Really comfy bed. Two heat pumps. There are stairs up to the unit, not a problem for us. Nice decor. Really nice staff who made us feel welcome. I'd come back here again! It's on the bus routes to and fro airport and cbd as well, stop outside the door. Good free WiFi connection.

Thin walls, could hear someone talking at 2am. Went straight back to sleep though. However if it's busy you might not be so lucky with neighbours. It's an old property so I don't think they can make that better.

Great room with fantastic views over the lake to wake up to. The staff were exceedingly friendly and helpful, accommodating an after-hours checkin for a short notice booking and answering a call during the stay. Easy location and parking between Queenstown and Frankton, and good value at the last minute during a busy holiday weekend.

The main road is on the doorstep, which is a plus for access and the views directly over the lake, but this did come with a bit of road noise which is understandable and expected. We booked expecting this, and everything else made up for it.

The location was perfect for me in a quieter part and my room had a central view of the lake - something that looked like it was a postcard it was that beautiful. The bathroom was very luxurious with mirror lights and an amazing shower. The wee kitchen was great as an addition too. I arrived early and staff very nicely let me leave luggage in room so could go exploring.

It was difficult to get hold of staff on arrival as not at reception and no phone to ring out. Were lovely when did get hold of though. If was being picky too there was a lot of housekeeping in guest view so when room was cleaned the dirty laundry or cleaning products seemed to sit outside for ages. There was a pile of laundry sitting in same doorway for the two days we were there.

This was a great location on the main road between Queenstown and Frankton. It is so easy to get to either location with a 10 minute drive (busy periods ) 5 mins when quiet. Both ski fields are in reach. Bus stop outside for guest to pick up the bus. The staff are so welcoming and very chatty. Nothing was a burden to them. Extra towels when requested . Bed was made every day, and they even washed our dishes .. which I was a bit embarrassed about . I didn't expect them to wash our breakfast dishes. Thank you. . It exceeds our expectations. Clean comfortable and the most stunning views !! We would definitely go back. (2 adults plus 15 year old son). Only downside, not for us as we are pretty mobile but lots of stairs , the accomodation is built into the mountain. But don't let that put you off. Request a lower level with not so many. Room 9 had great views over the lake and the mountains covered in snow. Not forgetting it was hubby's 50th. I called them before we arrived . They arranged balloons and banners in the room with a complimentary bottle of wine and also changed the vacancy sigh to happy birthday Gaz . Hubby was mad up!! Thank you to all the Team at Lake colonial !!!

Staff were great, if we needed anything, like top up for our milk and hot chocolates, they also offered to carry our bags up to our unit which was on the top level. Good location with parking.

Unfortunately, a couple of things. The unit was advertised as a King Studio, but the bed was only a Queen size. Also the hot water in the unit seems to splutter out at times, this also included the Shower, which at times was really hot then ran cold.

A convenient location, within walking distance of central Queenstown and close to bus stops into town or out to the airport. The room was as described , clean and with a comfortable bed. Good room heating and lighting. While the office wasn't generally manned, there was a number to call and the on-site manager always responded very promptly.

The rooms require use of stairs. Kitchenette equipment was just sufficient but fairly minimal.

Location was perfect, good proximity to CBD without being right on top of the central city noise etc. Views across the lake were perfect. Cleanliness and comfort of rooms was really good.

The steep climb up the stairs to the rooms was challenging. Was ok for our group but older folk or people with bad joints etc would struggle. Signage to locate the reception could be better placed as is tucked up around a corner on the 2nd level. Our room had a strong odour of curry upon arrival (a moteliers curse), once the microwave was used it did disappear. The TV could be problematic as when other guests would select their viewing, ours would change to what they were trying to watch, possibly caused by universal remotes.
