Such a fantastic place! The guesthouse was clean, quiet, comfy and had everything you needed. The host was really friendly and helpful. The nearest Indian was very tasty and weatherspoons was really close to walk for breakfast. All of York was close and easy to walk to and we had an amazing 2 days exploring the city and al it's attractions. The York dungeons and Yorvick centre were both excellent as was the Ghost bus and the hop on off bus. Try Panda Mami for a lovely world buffet. This guest has and this city were perfect.

The room was spacious and well appointed for a guesthouse. Steve was kind and very helpful to reserve a parking space for us.

We live in Scotland's country side where it is quiet and peaceful, especially during night. Having stayed in Room 8 at Friar's Rest, the front room of the house, the noise of traffic kept us awake until late at night, and woke us up very early in the morning. Not Steve's or the Guesthouse's fault though. When we visit again, we shall ask for a room in the back of the house. It would have been good if Breakfast could be part of the service, with the weather as it was in York, going out searching for an early morning meal wasn't possible.

Friendly owner and it is very handy to get into the centre of York. Having a car park is very useful, even if it is separate to the guest house but only about 50 metres away and difficult to find on a first time stay. The bathroom was a good size with large shower, just slightly let down by the weak water pressure and the larger towel was on the small side.. The room was adequate sized, just slightly let down by lack of hooks to hang up outdoor coats (quite a common shortcoming with all types of hotel!). One or two "extras" such as decaf coffee and variety of tea bags would be good, and something like a croissant (doesn't need to be fresh-baked!) would help to stave off the breakfast hunger for a short time!

This is a nice guest house with parking available. The owner is lovely and very helpful. A good choice for a stay in York. No breakfast provided, but there are cafés just up the road. Less than 20 minutes into town. The walk along the river is nicer than along the main road.

This is a very trivial thing, but the decor is very grey. Would have been very fashionable a while ago, but now it's crying out for something colourful in the room.

I loved the location and how safe and secure it felt. It was very comfortable and I had a great stay!

The only thing I struggled a bit with was the hot water for the shower was a bit inconsistent. It would not stay hot and didn’t always regulate very well. Sometimes it was warm, other times too hot, and other times cold all at the same temperature station.

The room was very spacious and clean. A kettle and coffee/tea bags available. Staff at the property available and ready to help! Location is 15 minutes walk from the city centre which was fine for us as we like walking but it might not be ideal for everyone. There is a Sainsbury's local 4-5 minutes walk away as well which is great.

The mattress was a bit too soft. not sure if it is old or not of great quality but might need changing. Would be nice if the parking was free but the fact that is there at all is a plus :)

Rooms are lovely, very comfortable and clean with all basic amenities you’d require. Staff is kind and welcoming. Quiet neighbourhood and close to Sainsbury’s should you need anything. The owner also stores little knicks and knacks like extra cutlery and toilet paper in the drawer in the hallways which is also useful. Overall, lovely stay and would definitely recommend and use one more if in York again.

Can’t complain much, everything was on point. If I may mention, the duvets for the beds were were a bit small so you’d find yourself tugging for it in the middle of the night but nothing too bad to ruin your stay.

Lovely B&B, very clean and comfortable. Lovely host went out of his way to look after us he even went and got us a brand new kettle. Great location, just a short walk to the centre. Nice pub just up the road with a pool table. Great location for walking to the marathon start line.

Could do with some net curtains or blinds - felt a bit exposed getting dressed

Lovely warm feel as we entered the building and great size room. We really appreciate the easy and great value parking. Location about a 15 minute walk away from tourist spots.

The room could’ve been cleaner as there were little hairs and dust on the bedside table and the sink.. mould in the shower doors. The tops of the cupboards need a wipe. We would’ve also appreciated a new or refillable bottle of shower gel, as it looked like a previous visitor had left theirs behind.

The property was very clean and the room was exactly as in the photos. The host was very welcoming and approachable, he even called me to say the room was ready and I could make my way to the property. We stayed for 2 days and they cleaned the room, re-stocked the tea/coffee and emptied the bins in between which was really lovely. It was very silent , we could only hear the wind outside. The property was about 20mins walk from city centre and 25min to train station which was very handy. There was a pub just 1 min walk from the house , we haven’t tried but seemed okay. Nice restaurants about 10/15 mins walk from there. They don’t serve breakfast but allow you to bring your own food/drinks as long as you don’t spill anything :)

Our room was in a loft so in the middle of night we would be a bit cold as the heating would turn off in the evening and you couldn’t control it in the room. The duvet was very nice and warm so it made up for it :) Also , as and it was a very windy weekend we could hear all the wind outside .
