Great room with a lovely bathroom. Comfy bed in a perfect location. Only 3/4 stops on the bus to the city centre.... late night £8 taxi back....

Self-service breakfast, really was a diy effort... Cook you're own and wash up after.... The guesthouse is in ownership transition and it was ridiculously cheap for the night... special deal £61 for 2 adults including the DIY brekkie

The guy who checked us in was friendly. Liked how they gave us information on WhatsApp with details of codes to access the premises and our room. Lots of information about York and the hotel in an information folder. The bed was really comfortable with crisp white beading and nice pillows. They let us check in early as we had a river cruise booked and leave the car in the car park. Lovely period features in the hotel, stripped wood floors, doors and bannisters. Good quality bedroom furniture. Decent sized room. Good local network of busses to take you into the city centre that run every few minutes and a bus stop close by. Excellent value for money.

The bathroom would benefit from an update and along with the curtains and decor. Can't complain though for the money.

The building and our room was lovely and warm upon arrival, which was a massive welcome because it was raining all day so it was nice to come back into the warmth. The accomidation is just a little walk from a bus route straight to the centre with an aldi just across the road. Great base for visiting york and great price 👍 Coffee and tea facilities in room also.

Our room must have been near the boiler because it was very loud untill the system clicked off for the night. The shower/bathroom could do with some maintenance, sealant all mouldy and unsightly and quite a build up of limescale around taps/shower which i know is unavoidable however it as a cleaner myself i know it can be removed and maintained. We also found part of a previous guests eyelash stuck in the bed throw, so i would reccomend abit more of a thorough check/clean.

Beautiful looking property and was welcomed even through we did not arrive until 7.30pm. We had a beautiful big clean and spacious room with a large bed and the quality of bedding was just lovely. The wardrobe space and bathroom storage is brilliant if staying for longer. There’s a lovely garden space at the back too. Was also welcomed to get more milk from kitchen and water, snacks is needed. A lovely touch!! The kitchen looks like guests are able to use if staying for longer as there was a coffee machine and other belongings.

Parking outside is expensive and belongs to property but there’s parking outside . The main road is quite busy and bathroom windows didn’t fully close so could slightly hear that. Minimised when bathroom door closed,

Staff went above and beyond to stay up very late to facilitate check-in, helped carry our bags up to the room and made our stay very comfortable in adverse circumstances.

Breakfast could have been a touch better, with a cooked breakfast as an option, as per most B&Bs. Customer experience is dominated by a 'peak' and 'end' effect. The final touches on the customer experience prior to guest departure is often the breakfast that they enjoy just prior to check-out. Also, difficult to find the staff member to return the keys and check-out. A drop-box for keys would be a great idea.

We stayed two nights instead of one as it was good value for money and our room was lovely and clean.We had a nice warm welcome. Its close to the town about 15mins walk plenty restaurants and shops central to most amenities.

Our room only faults were not being able to close the shower door properly had a struggle also the slanted roof stopped the view of the TV that can be solved by an extension so you can move the TV. It can be moved but not when the cable is so short, it needs a few updates, apart from that a lovely stay we would stay again.

the decoration was loveley with a nice oak panelled sitting room , the actual bedrooms were comfortable clean and with TV , free wi fi and coffee and tes facilities , I found the bed very comfortable

The toilets are all powered so when other gusts flushed thier toilets or had a shower you could her the pumps , this didnt bother my partner but i am an extreley light sleeper so it did disturb my sleep, but as I said I am an extremely light sleeper I dont think most people would even be aware of them

The manager Shiboo was excellent very helpful and polite the breakfast was help your self continental which was excellent the rooms were very clean and the decor was of a very high standard great location 20 minutes walk along the river Ouse to town car parking was good and safe we couldn't have picked a better hotel in York we definitely be coming back and recommending to friends and family can't wait to return

There's nothing to dislike about the limes first class in every way

Great parking, friendly welcome, Paul called because we had a very long journey and accommodated us slightly later than expected which was much appreciated. We were made to feel welcome and all requests were also granted without any issue. Helpful advice about getting in to the city centre which was easy to access on foot or by bus. Daily house keeping, replenished tea and coffee. Free WiFi. We didn’t have breakfast but it looked very good and lots of choice plus catered for vegetarians. We didn’t make use of the lounge but this also looked very welcoming and comfortable.

Plumbing was noisey from next door room, but I wear earplugs so this didn’t affect me particularly, but might be an issue for a light sleeper

The hotel is in a lovely setting, even on a main road, it wasnt too noisy. There is free car parking which was great. The owners were very friendly and helpful. Easy system to access the hotel 24/7. The breakfast was good, although need to pay extra for it.

The hotel didn't seem like a 4* hotel, more of a neighbourhood B&B. The rooms were a little dated with some evidence of damp / mould and there are no toiletries provided. The wardrobe kept falling over in our room, so some better suited furniture is needed, and the shower and toilet had some drainage issues.
