The bedroom was a decent size and the bed was very comfortable. We really appreciated the small touches such as tea and coffee facilities, sugars, plus two packs of Border biscuits and two packets of Walkers crisps, which was a nice surprise. The hotel was peaceful and quiet throughout our stay, and we both slept soundly. The bathroom was clean and functional, with good water pressure and temperature in the shower. An all-in-one hair and body wash was provided, which was perfectly fine for a short stay. Every staff member we encountered was super friendly, warm, and welcoming.

We visited the bar – it had a decent enough atmosphere, but the drinks were a little on the pricey side. Given the number of pubs and bars nearby, you might find better value just a short walk away. We also booked breakfast. While the choice was quite varied (hot breakfast options including bacon, sausage, scrambled eggs, beans and even potatoes, alongside yoghurt, cereals, toast, muffins, croissants, cheese, ham, jams, and spreads), unfortunately the quality wasn’t quite up to the same standard as the rest of the stay. If we return, we’d probably skip the breakfast and eat out instead. All in all, despite the breakfast being a let-down, we would definitely return thanks to the great location, comfortable rooms, and excellent service.

The room size is great, everything clean an neat. The staff was really efficient and helpful at all times. Breakfast is a good choice here, regarding the price and what the offer. The place is cute. I would recommend it.

It's a bit far away of the city center and the main "attractions". I felt safe at all times, even walking by myself at night.

Although it's not exactly at the city center or the old town, good location with shops and restaurants at walking distance, as well as bus and tram stops. Friendly and helpful staff. The reception provided baggage storage for a small fee (I used it at the day of check-out). Comfortable and large bed.

The room was very small and the bathroom needed some small works (one floor tile was loose and dust came out of it constantly). Shower area was not fully enclosed and the whole bathroom floor got wet, even being careful while showering. Prices in August were very high, probably because of the high demand. Breakfast was not particularly tasty, they could take more care of the preparation of the hot dishes. Little variety of fresh fruit.

Location was great for the city centre and a 5min walk to the Playhouse theatre.

No potato scones on the breakfast buffet- it's a Scottish breakfast staple!

It was clean modern and the big bed was comfortable. Road noise was very quiet as it’s in a side street. Staff were lovely. Bathroom was clean and modern. Price was great for Edinburgh. Will come here again for sure. Had complimentary water and snacks in the room as well. I liked this hotel. If you have no issues walking around it’s only ten mins to princes street and all the sights. The St James Quarter in door shopping centre is really close and so is the Playhouse Theatre. Lots of places to eat and drink too that end of town.

Nothing much. Only minor issue is doors in corridor bang loudly when people walk along outside your door. But it was minor.

Our studio apartment which was directly across from the main hotel, was large, very clean , comfortable and warm... in a very quiet building, we noticed the attention to detail of various USB sockets, plugs and also one that could be used for European appliances ( without the need for a adapter) there was also a selection of very well stocked Tea ect along with biscuits and bags of crisps and bottles of water, a lovely touch. The room was attended too with everything made very clean on our arrival back from a day out exploring, We noticed that the towel rail in the bathroom had come away from the wall at the bottom..we let reception know ( not that we had a problem, felt it was important to flag it up) this was fixed on our return...Excellent Service!!

I was upgraded to one of the apartments for my stay. The apartment was AMAZING! I loved all the space and having the full kitchen so that I could stock up on drinks etc for my stay. The location was convenient to most of my activities. I was able to walk everywhere, including the train station.

The curtains in the apartment bedroom were not able to close all the way, which was a minimal issue since I do enjoy a dark room for sleeping. I also would have a couch of some sort in the living room area as opposed to all of the chairs. I would have enjoyed stretching out on a couch to watch tv after a long day sight seeing.

I appreciated that the property was located on a quiet street within minutes of main access streets, enabling me to explore a variety of different areas of the city. The walk to the castle was easy (approx 30 minutes) with lots to see along the way. I was given an apartment room across the street, and although it was in the “basement” there was adequate window lighting and it was very quiet. The room had lovely amenities - fridge, water kettle, packet coffee and milk/sugar, breakfast biscuits and water bottles. Much appreciated! 😊

We were incredibly fortunate and had an upgrade from a room to an entire apartment/house! It was fantastic! Our own little Edinburgh home. Including a huge bedroom, kitchen and separate living room. The local area is great, there are hundreds of options for dining out - I personally recommend Pizza Geeks (amazing little themed restaurant) There is also a huge bookstore (Topping & Company Booksellers of Edinburgh) definitely worth a visit! An Easy walk from Edinburgh Waverley station. The staff were very friendly and approachable. It was a wonderful stay.

It would have been nice to have a device on the living room TV to be able to stream movies / Netflix etc.

Very helpful staff! The room was up a flight of steps with no elevator. We stayed here twice (road trip around Scotland starting and ending in Edinburgh). A staff member carried our bags upstairs for the first visit, which we super appreciated. They didn't for the second visit. The room was small on floor space - but it was clean, the bed was comfy, and the snacks were a nice touch! Reception was lovely and helpful. Nearby street parking was also great!

Offering help with bags for any guests not on ground floor - super appreciated this on our first stay, and missed having it on our second!
